Dirty tenants and warnings

Let's say you step into your rental and is downright awful and your tenants are slobs. What would your first step be? Would you give them warnings and if so, how many? At what point would you start the eviction process? I've never done quarterly inspections before but will start with my next lease.

Guess it depends on the class of property. Some of my properties I would cringe and just be glad they pay their rent on time. Some of my other properties I would start eviction process immediately. I don't do inspections either. I don't have time for that.

do nothing . Collect your rent and let them marinate in their own filth . Most every c class tenant is like this . It’s part of who they are .
