Approximately how many doors does one need to justify moving from management company to hiring full time manager with office ?
A lot. some quick math $1,000 per door which varies by area at 10% a month (which you won't be paying if you have enough units to be considering a full time employee) = $100/ month so to get to a salary where you might get a reasonable PM you are probably looking at a minimum of 40 probably more and that is if you don't want to provide benefits and all your units are in the same place. Obviously doesn't make sense to have a PM trying to manage properties in three different states assuming you don't live in the tiny states.
@Miles Keefer you have to recruit, hire, train, supervise; there is a wide variety of tasks. Week-end cover, vacation cover, it is a diverse, big job. I'd say 100+ doors is good and 75 bare minimum.
