Attracting and Screening Tenants; Self-Management

Hi everyone!  I've spent the last several months learning as much as I can from this awesome site and all you incredible members.  I just purchased my first rental in Thornton, Colorado.  It is a new build 3 bed 2.5 bath town home that will be completed in July 2020.  I live about 25 minutes away and plan on managing it myself.  I'm an attorney so I have a little understanding of basic landlord tenant laws, I'm pretty handy and I have a pretty flexible schedule.

My questions relate to getting tenants in my property.  1) What tools are available for doing adequate background checks and what specifically do you look for (credit, criminal, etc.)?  2) What are the most effective marketing tools to attract tenants (craigslist, Zillow, etc.)? 3) Being a new build, I'm hoping there aren't too many unexpected repairs, but any pitfalls to watch for/dos and don'ts/general advice for starting this journey?
