Tenants and Divorce with a Longer Lease

Hello,

I have run into a situation that is new to me that I haven't really thought through.  I have a couple who have 18 months left on their 2 year lease.  They are married and have dual incomes, but they let me know that they have started divorce proceedings and one of them has moved out.  Individually, their incomes are 1.8x and 1.6x the rent.  Should I offer to let them break their lease due to neither one being likely to afford the rent, even though it's December and not an ideal time to rent (lease has a 2 month lease break fee)?  At the very least, I imagine I will have to get them to sign some kind of lease modification, even if one of them was planning to stay in the place right?
