When advertising a deal to my buyers. I was told that its important to ask the buyer(s) if they plan on assigning the contract or if they are the end buyer. Im still having a hard time understanding why I would ask these questions. Is it because you close faster if he/she is the end buyer? Can someone give me clarity please and thanks.

@Deangelo Mack Hello, I take it you are starting off being a wholesaler? You should ask because if they are not the end buyer and they are another wholesaler, they may just tie up your deal and waste your time. They are more than likely trying to wholesale it to an end buyer and add their fee to it. You could always JV with them if they can bring you an end buyer. You can sometimes weed out end buyers by having them show prof of funds before showing the property.

@Deangelo Mack you will find in time, often the most important thing is getting the deal done vs making the most money. If someone is going to try to resell your deal, that person is not a reliable buyer.
