Hello BiggerPockets. Should I allow my tenants to mount the TV to the wall? I know a guy who does a real good job mounting TVs.
I would do it for them or require they use a company and provide a receipt to show it was professionally done.
Agreed with having it done by someone who knows what they are doing. You (and the tenants) don’t want it falling off the wall!
It’s easy to patch the couple screw holes when they move out. Whether the tenants do it or you do it during the turnover.
@Maurice Stewart my policy is to llow a "reasonable number" of small nails for hanging pictures. No shelves, TVs, plant hangers in the ceiling, etc. Some do it anyway, which is to be expected, so I make them repair it or deduct the cost out of their deposit.
There are far too many people incapable of mounting the TV properly or repairing the damage so it's easier to just tell them no.
I simply say “not allowed”.
