Strange electrical problem

Learned something that saved me some serious money but cost along the way.

The situation was with a 20's built rental. After many years as a section 8 house got property back in a trashed condition and ready for a complete go through. This was 8 years ago.

Purchased new washer and dryer, range and refrigerator. The range was an Amana glass top. After 3 years I got a call from the tenant that some of the burners weren't working. Handyman went and fixed. Couple months later the oven elements would not heat the oven more than just warm. Handyman suggested a new range. Bought new one.

When the tenant called and insisted on another new range because a rat got inside and she needed to tear out the insulation I was going...wow this is too much. With a little research decided better get that one out.

Next range was a restoration $150 (getting smarter) from a reputable dealer. When she called and said the range oven would not heat up she was pissed because I bought used.

I am scratching my head when she calls and says they are not getting enough hot water. The hot water heater is new just 3 years ago. I am thinking since there are 3 women and sometimes boyfriends they are just using up too much water, but then she says the washer and dryer aren't working well either.

I am thinking she is a spoiled brat and just wants new appliances.

A friend of hers came by and said the house was only getting 120 into the house instead of 240.

Called my electrician and he said yes that was possible.

Long story shorter there was a periodic bad connection at the house from the street due to a tree rubbing against the wires. The electric utility company came out and fixed the connection. Everything works.
