Kitchen Cabinets for 1-bed unit (triplex) in a C neighborhood

We bought a fully tenanted triplex near Orlando in late February. This month the tenant in one of the units left after a couple of months of not paying and dodging our PM. Unfortunately for us, they left the unit in rough shape but most of it won't be so expensive like patching drywall and painting. 

The big problem is with the kitchen cabinets and the peeling thermofoil on the kitchen drawer fronts and bottom cabinet doors. The contractor the PM uses quoted almost $1,700 to repair the drawer fronts and doors where there is peeling (19 covers + 5 drawers damaged). We'd like to better understand what other owners are putting in their rentals as far as kitchen cabinets. 

Are you putting in solid wood cabinets that can be sanded and repainted or using the thermofoil covered pressed cabinets that are readily available at Home Depot and Lowe's?
