Replacing appliances in rental

The very first rental I have (3 bed, 2.5 ba townhome, B neighborhood), is turning over at the end of the month. The primary appliances (washer/dryer, electric range) are all originals at least 15 years old.

The washer/dryer in particular has been subject to a couple service calls and it makes sense to replace. Do I go ahead and update all appliances before the new tenant moves in, and should I go scratch and dent or brand new(floor model)

You should be able to get good deals scratch and dent if you are set on new appliances.  The ones you own are old and if you have already had to start repairing them it may make sense to replace them now to avoid more service calls.  Don’t forget they still have some value though and you can sell them on Facebook or Craigslist and recoup some of your money as well.  This also may be a good place to look for appliances since some good deals can flow found on lightly used when people are upgrading.
