Newbie NJ- Filling a Vacancy Rental

Hello all,

I have been on the site almost everyday for a few weeks but I haven't seen much on time for filling vacancies. My idea is to buy a duplex and live in one of the two living spaces so I can set the building as a primary buy (and actually move in) to lower the down payment which also leaves a rental part open. What the average time frame to fill a vacancy rental in NJ? Any advice would be helpful!
