Rent house with detached apartment, good opportunity or nightmare

Hi fellow real estate friends, 

I'm looking at purchasing a rental house (4 bed, 2 bath) for $219k.  It's been remodeled, new roof, new AC. This one is interesting because it also comes with a 1 bedroom/1 bath, detached studio apartment in the back.  The house itself would be a great single family home to rent, but I would like to rent the detached apartment as well (it's close to highly-rated community college).  

I wondered if anyone has any experience with renting to two tenants on the same property?  Legal/liability issues? Is it harder to rent? What am I overlooking? 

Any feedback would very much appreciated!!!!!
