I am a partner in a small real estate investing company.  We will complete 6 flips this calendar year.  Since starting and advertising our projects, I have been approached by several people looking to invest in our projects.  Since, I have started looking into crowd funding.  If i choose to start accepting investors into our projects, what do I need to do to cover myself and my company from a legal stand point?  

Would it be as simple as a secondary lien and promissory note?  

Any advice would be appreciated.  This would be a great driver for  our business.  Just want to do it right.
