Finding a HELOC on a Rental Property

Looking to have some ready cash on hand if/when I need to buy quickly, and am trying to tap into the equity on a rental I own via a HELOC. The problem, of course, is that many lenders won"t HELOC anything other than my primary. I had hoped that the fact that I own the rental outright might mitigate this obstacle, but in my early stage efforts, that has not been the case. Do any of you know of lenders who would take on a rental property HELOC given that I have no mortgage? I am in the Wilmington, NC area. Thank you.

@Brock W. Try coastal credit union. I've had good experiences with SECU but their membership is restricted.
