At this meeting we will have a guest speaker to share with us the basics of and some of his own experiences in wholesaling. Wholesaling is often touted as a great way for new investors to get started in real estate investing without needing boatloads of cash. Wholesalers can also be a great source of deals for other investors. Whether you want to fix-and-flip or buy-and-hold, wholesalers are people who specialize in locating and securing deals for other investors. Instead of doing rehabs, looking for retail buyers, or finding and managing tenants, wholesalers make a quick profit by sending other investors the deals they're looking for.
Our guest speaker will talk to us about what wholesaling is, how and why he got into the business of wholesaling, and how a wholesaler can help you to find and close more deals. Instead of having to find great deals yourself, you can focus your time on getting the deals done. Also because wholesalers know what investors are looking for, a quality wholesaler won't send you a ton of listings that are available to everyone else. Instead you'll receive leads on properties that only a select number of people know about and that fit right into your budget. Let them do the hard work of finding a quality property at the right discount for you to invest in.
So please join us and hear from someone down to earth who is out there wholesaling right now, right here in New Jersey. If you think there are no deals to be had in this state, if you want to get involved in real estate investing but don't have much money to get started with, or if you want to learn about how to get more deals done in a more efficient manner... be sure to join us at this month's meeting!
Toscanella Village Cafe is a small pizzeria with a full menu. It is a small place located in a tiny strip mall near the train station in Middletown. There is parking available in the front and a few more spaces around the right side of the building.
When you arrive and enter the restaurant head to the right. There is an open doorway that leads to the main dining room. We'll be in there all the way in the back. They have additional seating for their other customers past the counter when you first walk in, which I've been told means we should have some privacy.
We are not ordering anything as a group, having any sort of catering, etc. There will just be a server there so that you can order anything you might want to eat. Each person will be responsible for paying for their own meal. Click on the link above to view their menu (if you can read it).
Please let me know if you plan to attend so that I can tell the restaurant how many people to plan for (even if you don't eat, we want to make sure you have a seat). All are welcome to attend regardless of your experience level or knowledge about real estate investing.

There will be a server at the restaurant, but it's nothing fancy. You can order whatever you like when you arrive (no need to wait until everyone shows up). Each person will be responsible for their own meal. There is no cover charge. Although the meeting officially starts at 6:30 we'll take a little time at the outset to eat before jumping into the wholesaling conversation.
