Distressed Mortgage Notes is an ideal way to invest in real estate many investors are not aware of. With a deeper price discount and a lower entrance cost than traditional real estate investing, this investment strategy is attractive to both experienced real estate investors and beginners.

Traditional real estate investing typically requires large down payment, good credit and the struggle to find the property. REOs, Short Sales or Foreclosure all have strong competition, while distressed notes a way to get a property before the competition even knows about it.

For those who invest in rental properties you are well aware of the 3 T’s: Toilet, Tenants, and Turnovers. Investors involved in fix-n-flips deal with contractors, permits and structural headaches.

With distressed mortgages you become the BANK. By being the bank you are able to obtain a position on the distressed home before hits the MLS, Court House steps, or through methods such as postcards/letters/door hangers. David Putz is currently a managing member of JKP Holdings LLC. Dave Putz holds a bachelor's degree Psychology from Stockton University. His real estate training has been ongoing since 2005 after purchasing his first rental property. In 2010, he interned with a distressed note hedge fund and learned how to sort through large tapes of assets to determine the assets with greatest potential for return. The experience gained from both sectors of real estate provides him the ability to relate to many investors and show them the significant differences.
