Modern Lighting for Real Estate Agents & Developers
Here are the main focuses of my presentation. Let me know what you think.
•The Death of Fluorescent
Fluorescent technology is no longer recommended for any residential application. It is no longer the preferred technology in any architectural application. The design community has abandoned fluorescents and not just because they are less efficient than LEDs. As LED has begun taking over the market, lighting control has developed to be able to actually impact the quality of life of people. For this reason and the falling price of LED’s, fluorescent is just about dead.
•Understanding LED Technology
Given that the consumer market is used to spending a dollar or two on a lamp, people were not prepared when LED lamps came out 5 years ago costing $50/each. Costs have substantially fallen since then, and you can now purchase LED lamps at Home Depot for about $5/each. Some of these lamps work well and others do not. At the consumer level, people believe this is the peak of LED innovation, not realizing that most of the lighting in our world today is being designed, specified, and produced as LED and most people haven’t even noticed.
•How the Lighting Business Works
Depending on what level you are operating on you will have to deal with one or more professionals in the lighting business. The distinction between a rep, a distributor, a contractor, and a manufacturer are not obvious and apparent if you don't work in this world every day. For a consumer or a real estate agent all of these different professionals have a different value to you, your client, and your project. Knowing how the lighting business works will allow you to provide a service to your clients and customers.
•Resources for Homeowners
Philadelphia is one of the most powerful lighting markets in America. It is also one of the oldest. There are a lot of fine institutions of lighting design and sales here and some of them can be incredibly helpful depending on the project. There are also online resources for consumers that can make a difference in finding, purchasing, or even designing lighting in a space. Sharing these with your clients will make a difference
