- This won't take up tons of your time every week... just keep working your brokerage business like normal and buy a house each year using this strategy.
- This ain't a get rich quick gimmick that requires you to buy some fancy tool, software, course or send $5 to the 5 people on an unsolicited letter you received in the mail.
- It won't force you to drastically increase your savings rate, go out to eat less, order take-in less, cutting up your credit cards, getting new credit cards or taking fewer vacations. Although... you do know that prudent money management is a key life skill for all of us, right?
- You could even do this without being able to qualify and get a mortgage (although I am not teaching that in this class)... I will assume you can get a mortgage... at least on a home to live in.
- This ain't creative financing with lease-options, tenant-buyers, subject to, owner financing or anything like that... although... one could add some of these to tweak the model if you wanted to.
- This ain't about buying commodities or hoarding gold and silver or starting a Fulfillment by Amazon business or selling your plasma or other bodily fluids/parts.
- This ain't about switching brokerages or hiring staff or asking for more referrals or cold calling or spamming emails or door knocking or leaving business cards on windshields or calling expireds or calling FSBOs.
- This ain't about having to find deeply discount properties to BRRR into or making low-ball offers.
What this is:
- Drinking your own Kool-aid... buying rental properties (ideally ones with positive cash flow... although I have solutions if you're in a market where it is impossible to have positive cash flow) in your local market... but with a small twist.
