To all of the seasoned investors on BP I need your expertise. In your opinion, what would be the most critical comps in a deal that determines weather a home is a good or bad deal? From a buyers perspective what do you value most?
@Eric Brinson For good comps, they should be the same number of bedrooms and bathrooms with square footage and year built being very similar. You also want to make sure they are in the same area/neighborhood. The comps should not cross any major roads and be zoned to the same schools.
When you say buyer's perspective, do you mean yourself buying a distressed house or the buyer buying the house fixed up on the retail market?
