Advice on first STR

Hello everybody. I am fixing to finally dive into the STR market by turning one of my previous long term rentals into a STR. I have been following people who do this full time and I have a good understanding of what I need p, however, I can't help but to think I might be missing something. Does anybody have a check list they would be willing to share as far as things that are a must for STRs? I'm thinking furnishings and things like kitchenware and such. Thank you in advance.

I'd just google furnishing lists and I'm sure there's a few blogs out there with a cute list!

 Hey Josh I'm in south florida looking to do short term rentals in the near future. I know laws can be restrictive down here but, I don't even know where to start when it comes to finding out whether my city lets me do it or not. To add details I would love to start doing short terms any where 20 minutes or less from the beach from Palm beach county to Miami Dade County.

I would look up on google "City X Laws on Airbnb" and start reading to begin so you know which areas you're looking at.  Next, you'll want to be able to predict how much income a property can produce - in the areas you're looking at based on the first task, look at the nightly rates of properties that meet your criteria.  Assuming pretty metro/populated areas are getting 70% occupancy (conservative) and back calculate the average monthly income taking into account the fees associated with Airbnb/VRBO.  Then, you need to determine what you can afford - how you will finance the properties and what it will cost to operate a property in your criteria.  If the numbers work then the search begins on finding one that mimics your numbers and you'll need a realtor for that.

What's up @William Charles, I have a few different checklists I use, one before I buy the property and one that I have for a furniture list, included with links on where to buy them. Feel free to PM me and I can send you the link... took me a while to put it together and I am not sure all items on the list are still available but most of them are generic and should still be good to go.

I have a list I got from the Robuilt channel. It gives you what to buy, prices, and links to buy. I have to say the amazon bed he has on there is amazing. I found it at the bottom of one of his videos and used it on my last STR

Hey man congrats on making the jump into STR. I'm both a fellow STR host and manager at Denver Mattress. Currently relocated to Denver Metro but since there are Denver mattresses in the area I can still assist in helping getting mattress(es) and the bedding essentials at a discounted rate.

Lots covered her already. I want you to strongly consider the following. EVERYONE is reading the same post, watching the same YouTube videos and listening to the same podcast. So many are doing the "same things". The #1 way to make or lose money in STR is to "stand out" - So anything you get in regards to a list, is a baseline. I would highly encourage you to look up other STR in your area. Look at the pictures and see what they have etc. You would also do well to rent a few for a stay to get an idea of the experience. We have a 90% Booking Rate with our STR because we do what no one else does. That means a bigger investment, but also, huge returns. We are in the 100% Cash on Cash for some of our STR. Lists won't tell you how to stand out or create the experience needed to wow your guest, ensure 5 start reviews and a 90%+ occupancy rate. In general, if I was talking to one of our investors I would say a LTR isn't really a good STR as they are purchase in different areas and for different reason. Many of our LTR would be terrible STR. There is a lot here and i'd be happy to jump on a call to help you in any way I can. Just let me know. Way too much to text

Thanks Natalie I actually sent you a friend request on Facebook as well. I’m barely going to get started with a light renovation on the unit (I had two full remodels going on last month) so I’m hoping to be going live by the end of august with this STR. I will keep you in mind when I have a question.
