@Marlon Daniel So I'm a little green when it comes to short-term rentals but it seems like a good Facebook group to peruse would be Airbnb Hosts Home Owners/Renters and Cleaners of Atlanta Georgia. Either link I've posted here should take you to their page if you aren't already a member. I'd love to hear your story about how you got involved in the short-term rental game if you have time for coffee or lunch sometime soon.

I do virtual assistance for this kind of thing. Let me know if you'd like to talk - almost everything could be done virtually and then you could be available for last-minute things since you're in town.

I use TurnoverBnb -- a marketplace for Airbnb cleaners.  I have a couple of good cleaners through them and backup cleaners.

@Geoffrey Gelorme.  I'm an investor with 20+ units with many tactics for making the deal work.  My focus is on the location not the strategy for the property. 

I match the strategy to the property --  big rehabs, fast flips, holds, residential, small commercial.  Short, medium, and longterm tenant types.  Single tenant and Co-living.  I have a little Section 8, but mostly market rate tenants.  I invest for cash flow and/or appreciation.  I strongly prefer 1920s houses.  I have purchased with cash, hard money, traditional, options.  I have some really big houses and a few tiny houses.

I called myself "Developer" because my biggest project this year is converting a 1920's, 13000sf church near the Beltline into a multifamily without losing the charm or my shirt! After sitting on it for a couple years, I'm going thru Zoning, so it's just at the beginning.  I also have several properties I've owned for a long time.  Now it's time to scrape and build new.  Developing will be a big part of my work for the next few years.
