Do I need a RE license to be a vacation rental manager?
Does anyone know if you need a real estate license to be a vacation rental property manager in California? I know you do for long-term rentals, but do you for short term?
Also if your state has any rules let me know, thanks!
Im not a real estate attorney or licensed in California but from what I know in Florida you would be a property manager so would need a license. I found this site that says you need to have your brokers license to be a property manager in California. Link
In California to handle money or collect rents for people - you will need a licenses.

Are these your own properties, or are you managing them for someone else?

There are some exceptions for STRs where the stays are less than 7 days and they generally operate like a hotel. But if you're going to manage as a business it would probably to be better to go ahead and get the license. I think it has to be a Brokers License, not just a Realtors license.
If you are just acting a co-host to answer questions on the app and greet the guest etc, you do not need a RE license :) My mom co-hosts for me. Not sure if thats what you were asking or if you are looking to create your own company that assists in fully managing the house in a greater capacity. If thats the case, then disregard this response!
