No front porch in the cabin?

Hi All

I am on a process to acquire a new build cabin in smoky mountain for STR, but the builder told me there will be no decking around the house = front porch due to the city regulation change. Is this gonna affect the average daily rate?

You already asked this on FB 🤣

would need to see the house. Does it have a back porch? Assume this is the smokies where will you put the hot tub? No front porch isn’t a deal breaker at all.

Is there a great view from the property that guests won’t be able to go outside and see?

Would love to see where that code / regulation is documented.

Something tells me this is either a misunderstanding or something to do with your lot.

Talk to the city and find out what your options are.  Can you build a gazebo or sitting area next to the house.

A front porch is nice if you are on a street with nice curb appeal or a cool vibe of some sort where its fun the sit back and watch the world go by Super clutch if it's on a parade or event route. Covered is nice for keeping packages dry, although not really a consideration for an STR.

Otherwise, a nice private back porch is far more important than a front porch in almost all cases. Only exception would be if you have better views at the front of the house, at which point it would be a concern for me.

This sounds odd. May the lot is very small?

I would want to talk to the city and find out my options, if any.

You could nail together a bunch of pallets and call it a porch.  I did something similar, and then put a solid wood bar top on top.  I called it a pallet bar.  I donated it to this charity dinner/auction for wild animals.  It brought $250.

Builder told me to pour a slab next to the cabin that doesn't count as the box size so I can add a hottub.
