Short term rental regulation
How do people find out if there is any local regulation on STR? State and county level STR regulation is easy to find. What about at local level(city's) and HOAs?

Google whatever the name of the town or city is and short term rental regulations. It will come up and the legit stuff will be directly on that town or city's website.

City/town - look up code online and then call zoning office with questions/clarifications.
HOAs - request CC&R from listing agent and review. They typically have a manager/office you can call to clarify.

HOA I would ask but then make sure if you go to buy you are getting a copy of the HOA rules and regs

City or County Planning and Zoning office can help you figure out the regulations, which zoning areas permit, etc. If the property is inside a homeowner association (HOA) then you need to speak with the HOA to determine what they allow.

I just go on the municipality (city/county) website and search for 'vacation rentals'.

The quick and easy and not always accurate method would be to look on Airbnb, VRBO and other websites like that. See how many properties in are STRs.
One step further than looking on the city/town website would be to call the building/zoning department and ask directly - this way you will know for sure. Also keep in mind this can change - when I originally bought one of my STRs there was no regulation on the books, now less than a year later they just came out with regulation and the fees are exorbitant. Sometimes it is better to buy in a market where there is already regulation on the books and you know what to expect in the permitting process.

A lot of people cheat though. So by doing this method you could still be illegal and not know it......?
