2 bedroom or 1 bedroom with full office
I'm planning on putting up my furnished 2 bed/2bath condo in Boston for rent for the winter. Don't worry - I know the regulations, it's my primary, it all checks out. Thoughts on posting it as a fully furnished 1 bedroom with full office (the way we currently have it set up) vs changing it to be a 2 bedroom? My thinking is that most people doing fully furnished short term rentals for several months at a time are single or couples, less often families, and that they are renting 2 bedrooms to have that dedicated work space.
I would think having it as a 2 bedroom with a small dedicated workspace in a common area would be the move since you could satisfy someone who needs a 2 bedroom and someone who needs a 1 bedroom with a dedicated workspace.

More bedrooms equal more money.
Higher number of guests you can sleep equals more rent, even if you only get 2 people everytime. A dedicated work space is a great amenity, especially if you frequently welcome business travelers. Possibly have both?

2 bedrooms with dedicated workspace. Best of both worlds. Longer term stays often like to have the flexibility of having visitors come and stay with them.

2 bedrooms. They can set up an office in the dining room, or one of the bedrooms. As @John Underwood said, more bedrooms = more money.....

2 bedrooms. I've converted all my dining rooms into sleeping spaces. Converting may be too strong of a term. All my dining spaces have a bed in there with some sort of partition for privacy. I got this idea from some tenants that hung up their own partition. The guy sleeping in there had a .22 mag rifle with a night vision scope. I think it was 2nd gen, everything was a shade of green.
Are you renting it to one person for the entire time or will there be different tenants through out that period? Will you have a use for the second bed once you move back? If you are renting to one tenant the whole time advertize it as a 2 bed and say that the second bedroom can be used as either a bedroom or office depending on their need. When you interview applicants, let them know you are planning on buying a new bed for the room. If the person you select doesn't want to use it as a bedroom, you may not need to buy a bed.
Either is fine - I would create two listings so you capture all audiences.
I think it will be much better as a 2 bedroom setup but keep a small work area in one of the bedrooms.
