CAPE COD Short Term Rental Advice

Hey Cape Peeps!

Looking into STR in Orleans or Brewster. How has people's experience been down there? Do places still cash flow well at today's prices?

Hey George, 

As with all cash flow, a big determining factor is going to be how much you put down. Orleans and Brewster are going to be fairly high entry prices. What made you choose those towns? 

A lot of purchasers on Cape Cod who use their property as an STR have a different approach where they want to use the house a few times a year and want to subsidize their ownership. Or they want to retire down on the Cape so they purchase now, rent it out, and then plan to retire down the road and the rentals help subsidize their purchase. Because there are so many people purchasing for other-than-investment reasons, the numbers will be harder to make work, but it can be done with some patience.

In general, the regulatory environment is very good for STRs here and the demand still remains strong.

Thanks for the advice!

We are looking at Orleans & Brewster, because ideally we would like Wellfleet, but just seems like there is nothing for inventory down there! I like to surf (and punch sharks in the nose :)!). This would be a use the house a couple times a year and have it subsidized by STRing!
