Semi in-ground pools

Hi All! We are purchasing a single family in North Charleston for STR and have noticed that properties with a pool make more on average daily rates and occupancy. We want your opinion if a nice semi in-ground pool with a deck would bring more attention to the property verse a property without a pool at all. Thanks!

It certainly will, assuming it is landscaped and presented well.

However, that also comes with higher operational cost, complexity, and risk.

I'd dig into what the market for a really nice non-pool home looks like and compare that with the pool'd version and make sure that you'd be getting paid to take the increasing costs and complexity of a pool.

Calculate added revenue against pool expenses (maintenance, heating, etc) and if the number is positive, you have your answer.

Personally, if I were to book and have a choice between a place with a pool with $20-$30 more nightly rate than others without a pool (keeping everything else same), I would probably go for the pool option.

About bringing more attention --> Definitely!

I would do it! Although I would look at costs first. If it's positive I'd go for it.
