10% down and rental do not go together so that’s your first problem.

Your downpayment is not your only out of pocket expense. As Luke said you can't do 10% down on these.
Also double check your revenue using the enemy method.

"These" as in new builds or vacation homes? IIRC as long as you follow what's written in the lender rider in regards to "some" personal use you are good.
@Jordan Duran is this some kind of prefab?
If you use it as a primary you can do 5% down secondary 20-30%. Also if you sell 10-20% of the LLC after construction this will give you all your down payment back. I'm offering to buy part of the llc after completion.

Is this an ADU? Yes- great idea to make extra income on your own land and easy to manage. These would also be great on land that you bought in places near national parks or areas where housing is expensive. Usually land deals are all cash... but there are some lenders out there or seller financing on land options. I like thinking outside the box.... I took a property that no one wanted bc of the odd layout and turned it into a couples retreat and make more money on that one that the regular property in the same town. Always keep the creativity up. If there is a will there is a way.

A couple of things @Jordan Duran. First, are these on permanent foundations? If not, they are not real property and value is not there.
IMHO, this looks like something that would have been more viable 5-10 years ago. The tiny home thing is starting to get played out. Especially when they are glorified trailers and the like.
My 2 cents.
Yes i totally agree. yes these will be on an actual foundation should be a good starter for a piece of land then you can build a bigger home later.

Are you planning on doing this in Ogden Utah. I am a Top Realtor in the area and if you do not know the area. Depending on where you are building you would not get these returns.
