Sliver Of The River - critique it please
We just went live on VRBO today on a small family property that we want to share with others when we aren’t using it. Please look and let me know what we did good and bad please☺️

Your verbiage for "About this rental" leads with 2 negatives. How about something more like this.
River Therapy!
Come sit by the river! or ON THE RIVER on the 400 SF dock. Fish or Kayak or just snooze in the hammock. Large yard space for Fido or games. Even EAT by the river with the picnic table and BBQ pit. Single, couple, or family - Come find your zen at Sliver by the River.
( Slope down to river is rather steep and may challenge some folks.)
Questions:
Can you add a pic of the BBQ pit and table? Kayaks?
Is there a fishing pole or two there?
Staging idea: add some color on the dock for pics. Maybe rug, pillows. colorful cooler, plants?

You have a cute little cottage!
When comes to the order of the photos just remember that the first five draw people to look further or move on to the next listing. We have to work with the short attention span of people.
You might want to add some more details in the description. Mention what is in the area that guests might enjoy, or anything that would add more appeal to the property. Your description is a large part of the marketing of your STR.

I would add a little more wall art in the bedrooms. Splashes of color.
Overall it looks pretty nice.
Awesome. I would use dynamic pricing if you want to maximize revenue. Also, VRBO has dropped off for me, such that AirBnb now makes up 100% of my bookings

Is the steep slope to the river or the dock? If it's to the river and not to the dock I would clarify that. Maybe "The slope from the dock to the waters edge is steep". I woulc consider including a picture of the slope, if there's an angle that shows a realistic view. Maybe pictures of negative areas is a bad idea? I don't know, just my initial thought.
Can you provide more details about the work on the dam? Is there a projected completion date? That might be helpful.
Again, I don't have any STR's (yet), so take anything I saw with a grain of salt.
It really looks like a great place!

Thanks everyone for the advice and tips. Very much appreciated. After 2 weeks online we have 5 bookings! Every weekend except one is booked until mid July. We feel very blessed.

If room permits, I would rather have a table in the middle of the kitchen with four chairs instead of two chairs blocking the pantry.
