Another vote for the Brian Page Airbnb Formula. If you can't beat 'em, join 'em.
Pretty much all of the local jurisdictions have short term rental regulations in place now that restrict amount of days a property can be used, and in some cases that it is only available to owner occupants. Short term rental arbitrage thus is not likely a viable in strategy in the DC area now.
