What is the worst thing that happened to your tenant lately?

Was collecting rent from some non destructive testing guys (they x-ray pipes).  There was a big mangled up wire mesh box in the living room.  I asked "What the ef is up with that?"  The guy said a Fed Ex truck ran over his bobcat trap.  He sent them a receipt for $150 for the trap.  Fed Ex sent him a check for $80. 

I looked at it, it can be fixed for probably $20 of materials and 2 hours of time.  The guy next door is another tenant of mine and he's a welder.  The bobcat trap needs welding.

He'll sell me a tanned bobcat pelt, I'll put it in one of my houses that I call "The Hunting Lodge".
