Hi BP people. Let suppose you have a property that is not renting out. Is it possible to do AirBNB in a property that you are not living in ? What are the implications ?

Yes. You can do that. I do it with 23 properties.

How do you do that ? When there is a new customer coming how do you manage ? Please you can explain in the details if possible?

Refinery contractors come to my town for work. They travel. I get a chance to meet them with my day job before they start work. I tell them what I have. Furnished houses with all bills paid. Full kitchens and a washer/dryer. 2 guys can spend $400 a week and stay in a motel. 3 guys can spend $600 a week and stay in a furnished house. It's a no brainer. I take a group of 2-12 people and show them available houses suitable for their group size. They pick the one they want, they pay me, I give them the keys and the wifi password. I come back a week later for the next weeks rent. When they leave, this lady goes over to the place and cleans it for free. She also sleeps with me.
