Arizona contractor rehab costs

6 Replies

I meant 10$ a sq ft for low end rehab versus 45$ rehab costs for high end cabinets, fixtures, apllliances, landscaping etc. Etc. Just to guesstimate a ballpark figure to come up with total rehab costs on my own when figuring a good purchase vs a bad one. Hope that makes sense.

@David M.

I would strongly suggest taking some random listing or even the home you live in, and calculate the figures for what it would cost to remodel it like you plan to do for your flips.

What I mean is calculate the square footage and go down to home depot and actually run the numbers on how much paint you'd need, flooring, cabinetry, etc. All as if you're going to do it yourself.

That way you'll have a pretty damn good figure of what it costs to remodel a bathroom, replace the flooring in a 1,500 sq ft house, landscape a backyard, etc.

That'll be an amazing education for you, and you won't have to take a contractor's word for it when they quote you a price.

Also I would get the BiggerPockets book for estimating rehab costs too while you're at it:

Not the answer you were looking for, but hopefully it's the information you need. It's way better when you already have a rough idea of estimating costs without having a contractor tell you.
