Beginning my real estate journey
Hello, name is Dustyn and living near the city of Cambridge OH. Recently just bought my first house, and with so being my first rental property. It's a duplex that I purchased being a foreclosure, from the start was interesting to say the least. As I'm in the beginning of everything would love some advice, and maybe meet a few locals on the way. Excited for what's to come and glad to be apart of the BP community.

Welcome @Dustyn Basham! a duplex in Cambridge must have been a great cashflow play! I love that my team has a listing for a beautiful horse farm out there currently. How has the first one been performing for you? are you house hacking it? I'd be interested to hear more!

I'm a new investor myself in Newark Ohio. The best advice I could give without knowing any more details is just listen to as much of the podcasts as you can and read books. I would specifically recommend the biggerpockets daily podcast because they are so short and easy and jam packed with tons of useful information.
Is your property a house hack or are you renting both sides?

Hello Michael, to answer your question it is performing quit well. As you stated it is a great cash flow play. Had a rough start but those worked themselves out but expected so with being a foreclosed property. As to house hacking, I decided not to live in it and rent both units out for a better return. Exited for what's to come and learning as time goes on.

Great to hear Nathan, would love to hear how your real-estate journey is going so far. As to podcasts, I love them and definitely agree with what you said. Alot of information I've learned has been via the BP podcasts and the community. To answer your question retaining to the house hacking, I'm fortunate enough to be in a position to rent both units. By doing so I'm obviously making a better return but there are drawbacks.
