What's happening everyone!
I'm a new Real Estate Investor and I just joined Bigger Pockets. I've been learning all that I can about investing and I'm ready to start taking the next step and put my knowledge to use and actually do something about it. I'm so nervous and very excited at the same time about purchasing my first rental property. I've always loved real estate and fixing up houses and hated working for someone else. I use to remodel houses and I'm absolutely in love with the brrrr method and also doing Airbnb. Part of my dream would be to do the brrrr method and be able to put all of my skills to use and to be able to buy, design, create and make profits all on my own.
I've been listening to bigger pockets on spotify for awhile and I'm so excited to now be a part of the group.

Welcome to BP Jourdan. Sounds like you have a good foundation already with your construction background and you tuning into the podcasts for a while.
It's a great time to start thinking about getting into real estate because prices are down and inventory is up. Which means less competition. But your biggest challenge will be making the numbers work with these high interest rates.
If you're doing a BRRRR in a home where you plan to live and you are patient enough to wait until rates tick back down before you refinance, that might be a good first deal for you in this market.

hey everyone. At the moment, I'm looking to Brrrr properties down the cape. Ideally waterfront if I can get the right deal. I'm not planning on living there. I'm planning on fixing it up during the slow / winter season and start airbnb'n it as soon as the nice weather hits.

I know exactly what you are feeling, it is a “great nervous” to be feeling! Welcome to BiggerPockets @Jourdan Mercer! BP is a great place to learn a lot of stuff about REI.
I can still remember the day of my first BRRRRR in Columbus. It was $300k, put $50k into it, refinanced, and got $90k back. I just refinanced again and got another $50k and it still cash flows $1800/month.
Second BRRRRR cost $160k, put $55k into it, refinanced, and got me just under $200k back and cash flows $2000/month.
Currently working on my 3rd BRRRR in the city! I'm quite sure you'll be successful with your chosen path.
