Newly licensed agent

Christina Albera
Posted Dec 3 2022, 11:37

Hi everyone, my name is Christina Albera and I am a newly licensed agent living in Dana Point. I’ve interviewed with a few brokers so far. Ultimately, I want to be an investor starting off with multi family/ house hacking or fix and flips. I thought being an agent would be a good way to get a more hands on approach to real estate in general and to network. Ideally, I’d like to align with a broker that works with investors. If anyone knows of anyone in my area that’s willing to mentor, please reach out. Thank you!

Congrats and welcome to the community!
I'm fairly new myself and it has been a ride! My advice would be to learn how to quickly determine which "investors" are serious and which are tire kickers. Obtain your leads organically by networking, posting on social media, and working your sphere. A lot of the paid lead generation platforms are not worth it.
Much success to you in 2023!

I'm a newer agent myself but I'm currently under contract with Keller Williams OC Coastal in San Clemente and they offer some pretty solid training/educational opportunities (Jeff Stearman and Karyn Sontag are big on training and career development) and they have a number of agents that are rockstars (Kai whose last name escapes me at the moment comes to mind first) when it comes to investment properties.

Having your license is huge while being an investor. Find a brokerage that doesn't have any sales requirements and has low monthly fees

Hi @Christina Albera, congrats on your license!

One thing I'd recommend is to ask brokers if they do different commission splits for your own deals. Some brokers will take less percentage of the commission (sometimes even zero) when you're buying/selling a personal investment property, so make sure you're signing with one that does this!

Other than that, if you solely want to use your license to foster your own deals, shop around for brokers that have low annual fees and no sales quotas.
