Starting the journey

Hi Everyone,

I'm starting off my journey into real estate investing this year hoping to get my first property in the coming months. Right now the buy and hold strategy is the most appealing to me, but I'm also cognizant of the fact that there is so much I don't know yet which may cause a strategy shift.

I'm looking mostly in the Lehigh Valley area of Pennsylvania (Allentown, Bethlehem, Easton) mainly so that I am close enough to be present and learn as much as I can from the first few properties. Are there better markets?  I'm sure there are, but I'm willing to trade that for the learning and experience  before heading out farther afield.

I've already learned a lot from just the forum here and look forward to connecting with people and learning more. I'm an IT guy by trade so while I may not be able to add much on the real estate side (yet), I always enjoy helping people so if there is an opportunity for me to add value let me know.

Lehigh Valley is a good area. The 50% rule is usually a decent gauge when buying.  Always buy much lower than you think is possible.  If you are not uncomfortable making the offer, it likely isn't low enough.  Learn how to comp really really well.  Good luck.
