New investor in South Utah County

Hello! My husband and I have one rental property and are looking to do a flip next. We are located in south Utah county and are always looking to meet other people also interested in real estate around here! 

We have a one year old daughter who keeps us busy and we love playing sports and spending time outdoors with our free time.

Hey Alyssa, welcome to BP! Good flip deals can be hard to come by. I would suggest going direct to seller to find the best deals here. Door knocking, cold calling, and other activities to get something that pencils well. Make sure you underwrite the deal conservatively as well, inventory has been creeping up here in the wasatch front.

A couple of other sources that could generate flips are expired, withdrawn and canceled listings. 

I have two flips running currently, including one in Santaquin that were both on the MLS. Most investors and agents are too scared to negotiate, I bought the home on over an acre for 300k.

I like to take a net approach where I utilize as many sources as possible to find deals.

Hi Alyssa,

I live over in Wasatch County but have a rental up in Weber County. Gotta be flexible and look all over the state imo. But as others have stated, going direct to seller if able is always best. I do some fix and flips myself and do a lot of the work myself.


Are you from Utah or did you move here from out of state?

From Utah! Yes, we’ve looked around and if it’s just a rental we are more open to further away but if we find a flip it’ll need to be closer to keep it realistic for us as a family.

Hey @Alyssa Henderson, I'm in Spanish Fork, great to connect! While I haven't done a traditional flip, I have done some heavy remodeling at each of my properties and have some unique ways to find potential on market deals.
