Hi everyone! I’m an experienced real estate appraiser based in Fairfax, Virginia, and new to BiggerPockets.

I’ve completed more than 700 fix-and-flip appraisals and have seen firsthand what adds value, what doesn’t, and where investors sometimes run into trouble with ARVs and comparable sales.

I joined to connect with investors, learn from the community, and share an appraiser’s perspective. If you have questions about ARVs, comps, renovation choices, or the appraisal process, ask me anything!

    What is the highest quality data source, and what has your personal experience been, on the comparison between appraisal values and actual sale price. How does that comparison changes for different asset classes, geographies, time periods, or other categories?
