I'm new to real estate investing

I would like to invest in low cost homes, rehabbing, and renting. My husband is a contractor so between the two us we can do fixer uppers and rent preferably through HUD/Section 8. We are looking for our first fixer upper as a way to start and hopefully be successful. By the end of 2016 we hope to be full-time investors and I can quit my day job.
