Hello from Knoxville, TN!  I can't tell you how excited I am to be apart of this forum and how much I've learned in just two days of listening to the podcast and practicing with the online tools provided!  I am retired Navy.  My wife and four children relocated from Virginia Beach about three years ago.  I now work full time and have a good job with a great company, but I want more and I've always had the dream to work for myself and build a legacy to pass down to my  kids.    I have owned one rental previously and can tell you I did everything wrong and lost a ton on that deal.  That experience taught me a lot and I'm ready to apply those lessons learned along with anything I can glean from others here to work myself out of my job. I look forward to making friends and building a network here!

Welcome to the game Aaron.

You're in a great market that is sure on its way up.

Since you're on the ground you'll have the upper hand compared to all of the out of state guys.

Good luck!

Welcome to BP @Aaron Bitner ! There are so many resources on here that will help you.

Thanks for the warm welcome!  Of course there's a typo in my very first post ever! I hope that's not an indicator of things to come.  Also,  I cannot for the life of me get a profile picture uploaded.  Any tips?

Welcome, Aaron! I'm just about 90 minutes south of you and visit family in Knoxville often. Great market. And your previous experience of doing all the wrong things will only benefit you this time around!

So glad you've already plugged into the Bigger Pockets podcast - that was a huge source of education for me when I first started. Honestly, still is today. When I laced up my running shoes this morning I downloaded the latest episode before hitting the park for my run. Inspirational every time.

If you haven't already, I would recommend that you start talking to lenders (banks, mortgage brokers, credit unions, etc.) I'm not sure what your financing strategy is for your early phases, but it will save you time and money in the long run if you're familiar with all your options now. And be sure to check with folks other than your family banker (where you carry all your accounts) - you'd be surprised how much price / term shopping can save you on each deal.

Best of luck to you and your family and I look forward to following your journey!

Hey @Aaron Bitner
Welcome to BP, I'm just south of you in Maryville. I also have a full time job that I don't hate, but ready to move on to bigger and better things.

In about a month I'll be a licensed Real Estate Agent and will soon be building what will be a large portfolio of properties.
I highly recomend you check out the Knox REIA group here in town. It's head up by @Victor Jernigan who does an excellent job of helping local investors. We meet the 2nd Tuesday of each month.
Just google it and you'll find all the details. We had I think close to 100 people at the meeting this month and there are so many there that want to help.

Hello! @Aaron Bitner

Welcome to BP, and congratulations on making the decision to invest in your future via real estate.

I have written a few blog posts that may help you get started here on BP, and with your investing. Please click on the links, give them a read, and share your thoughts in the comments.

First is a post that I feel will help not get overwhelmed with the amount of info that is here on BP:

The second is a post that will help get you focused with your real estate investing goals:

The last one is a post that will help you choose an “investor friendly” real estate agent. There are many agents out there, but it’s important to choose the right one.

I love answering questions if you have any! Good Luck :)
