Newbie from Brandon/Lithia, FL

Hello all, Newbie here on BP. From Brandon/Lithia, FL area (outside of Tampa) . Goal is to start asap in real estate investing, purchasing single & multi family homes for investment rentals and some rehab/flipping. Currently own one rental property but obtained out of situation and not with real estate investing in mind (wife and I both owned homes before getting married, so we live in one and rent the other). So I have some minor experience with a rental property.

I’ve been listening nonstop on the BP podcast and others, reading reading reading as well. To learn as much as possible from others in the business.

If you are from area would love to here from you and hope to get some nuggets of info from experiences in the area as well.

Hey Sam! It’s absolutely true that finding deals has become more difficult, but they are out there. And when deals come up you have to totally ready to strike (have pre-approval, cash to close in a bank account for at least 2 months, 2 years w2, 2 years Tax return, etc.) because being prepared is key! Did you have any areas in particular that you are targeting? What would the ideal property look like to you? Also it’s is incredibly important to know how much you have to invest, which you can calculate out to see what you can afford so you’re are not wasting time looking at properties that may be too expensive. @Sam Colbert Congrats on your new adventure. I live very close to you and I’ve done quite a few deals in Brandon, Riverview, Seffner, valrico and of course Lithia/Fishhawk. Let me know if there’s anything I can do to help. Perhaps we can meet up for coffee sometime. Good luck in your new adventure
