Hello BP Community - I'm here looking to building knowledge on how real estate investing will help me achieve financial freedom and long term wealth. Currently working towards purchasing my first live-in buy and hold property in the Southern California area (utilizing a FHA 203K loan) and researching out of state investment opportunities in Milwaukee WI. Anything that can help my progress I am open to and here for. Proud to be apart of the family.

Go for your FHA first, so that you are settled in a primary residence, were you planning on doing a house hack or just buying a property that needs work.

A "live-in buy and hold" is also called your personal residence. This is not a real estate investment that will result in financial freedom. I highly recommend that you invest in a market that you know very well, like Wisconsin, that will actually produce monthly cash flow after expenses and debt service.
