Hello all,

I am new to REI, and currently in the research stage. I am trying to learn as much as I can about buy and holds, and managing rentals.

I was a builder/contractor from Ontario Canada. We sold everything to travel full time in an RV. We have been to 40 states and counting. I travel with my wife, our 8 yr old son, and our bulldog Griffin. We would like to start doing more international travel and the need for passive income has lead me back to real estate.

I decided to start doing research in order to avoid making the same real estate investment mistakes I made years ago(Like jumping in with both feet without knowing the ARV🤦).

I discovered the BP podcast and started absorbing all the earlier episodes. I have since come to the realization that I previously knew absolutely nothing about how to do this and what an amazing resource BP is!

We are currently in Florida, one of our favorite states! We are considering investing in our first property here. We would like to start with a four plex that we would buy and hold.

Being relatively new to real estate and the US I am trying to learn as much as I can about financing, being a landlord, and property analysis.

I am hoping to network and learn from experienced investors. I am happy to help anyone with any construction related questions to pay it forward.

Hey @Shawn Leclair ! Welcome to BP, and to Clermont! I'm in Minneola. The area is growing rapidly and there is a ton of opportunity all throughout Lake County. Multi-Families aren't necessarily scarce, but they are hard to come by listed traditionally on the MLS. You may need to go Off-Market unless you're willing to wait for some to get listed. Anyways...reach out with any questions. Would be happy to share what I've learned about the area!

I see you host a real estate podcast, what a great way to learn from others. I will definitely check it out! I do a lot of driving and love listening to podcasts. That's how I discovered BP.

Do you have any suggestions on where to look for off market multi families? We have done some driving for dollars and considering sending out some mailers.

Mailers are still the most effective off-market strategy I've found. There are a lot of downsides to it, I know. But it seems to still be the best way to get to people who haven't listed their homes (unless you get pretty sophisticated with Social Media. There are some solid options there if you really know what you're doing).
