Looking to educate ourselves and purchase first rental in Florida

David Coatney
Posted Aug 12 2019, 08:44

I read and see that Tampa/Orlando/Jacksonville are the best Florida Markets for rentals at this time.  This will be our first purchase for a unit to be rented full time.  We planned to stay away from Jacksonville initially due to the crime rate and focus on Tamp and Orlando. Any advice for these areas and also Florida in General, and also potential team members to contact?

@David Coatney just do your research every market will have both good and bad areas even Jacksonville. I'd look at all three before making a final decision.

@David Coatney I live local here in Orlando. I have some contacts in the area that could help locate a property. I have a rental here and it does great. Send me a PM if you have any other questions.

Jacksonville is a good market to find a SFR for a long term rental/investment. As in all cities, there are areas that have higher crime rates but Jacksonville is a huge city (land wise) with plenty of potential. Contacting a local agent or investor with local knowledge is always a great idea.

@David Coatney let the numbers do the talking for you, then see if the area is high crime.  You should be able to find something in areas that are acceptable in any of those cities.

I'm actually headed up to Jax on thursday to speak at their Jax REIF meeting and plan to look at properties on Friday a bit.
