Looking for a seller financing deal to house hack

I am willing to pay a referral fee of $1,000 if I close on a deal you bring. I am looking to either rent by the room or rent units in a multifamily building. 

My desired criteria are as follows:

-At a minimum breaks even as a house hack

-4+ Br single family OR small multifamily

-Safe area (I don't have to worry about going for a walk at night)

-Within 30 minutes of Columbia (maybe 40 minutes if it is towards DC)

I just checked, there were 21 seller financed sold properties in 2021 in the entire metro area. For perspective, there were 90,000 home sales during that time.  It doesnt look like that will be an easy strategy to execute in this area.
