Montgomery County Maryland Eviction Process

Hello,

We have a rental property in Gaithersburg MD, the tenant is refusing to pay rent. We have started the Failure to Pay Rent process, won the case, but as of today, the tenant is still living at the property. We can't get them to move. We are waiting on the judge to grand Warrant of Restitution so we can work with the sheriff to proceed the actual eviction.

My question is at this point, are there anything else we as the landlord should do to make this process faster. It has been almost 4 months from the beginning of the process and frankly it is hard to keep up with all the expenses and mortgage payments. I was told by other investors that the judge in the county doesn't really protect businesses, but rather focusing on the tenants rights. I would like to post this question out there for those who operates business in Montgomery County, MD and see if you have any other suggestions or any reputable attorneys whom are familiar with landlord/tenant laws that you can refer. Thank you all.
