Working with county to adjust Bedroom and Square Footage info

I am encountering a couple of situations where the bedroom count and the Square footage at the county records appear to be lower than what the houses truly have. 

1) Typically what is the process to get this information corrected and how long does the process take? How much would it cost?

2) In one case the seller completed the addition of 2 bedrooms and 2 bathrooms without pulling any county permits. What risks do you see if working with the county to fix this information? 

I would like to hear other investor experiences in this area. 



This typically occurs when additions are done with no permits. To have it reflected properly, you usually have to go through permitting an already completed addition.....this usually opens up a can of worms you regret up walls, tear out and rebuild, etc.
