Hey @Albertinny Colin, what has been your experience in investing in Wilmington? Long-term, short-term, flips? Super interested in the city, but don't know enough about the place at the moment.

@Richard Helppie-Schmieder Short term is big at the beaches! @Joe Prillaman is a great short term resource. Flips and long terms are big in Wilmington proper.

@Richard Helppie-Schmieder it is a interesting marketplace for investing.  Having worked real estate in 3 different states now I would say it has a great mix of short term rentals with all the surrounding beach areas, a lot of fix and flip potential with the amount of 1960's-1970's brick ranches that have yet to ever be updated, a ton of high income earners moving to the area who like to rent first so single family rentals do really well.  Also a college area so parents like to pay high rents to keep their kids safe.  The only thing it is really lacking is true multi family units so house hacking is a little more challenging than other markets I have worked.
