I am pretty new to rehabbing and am having a hard time finding good contractors for different areas of the job. I currently have a handyman that has committed to rehabbing a bathroom but it has been 3 weeks and I haven't seen much progress. Has anyone used Angie's list or Thumbtack with much luck? Do you find that other REI's keep their contractors close to the vest to keep them available when they need them?

If anyone would be so kind as to share some tradesmans names that they have had good work results from, I would so appreciate it. I am focused on Akron Ohio. Thank you.

Finding good contractors is always a challenge even when your local.

Are you looking for trade specific contractors or a general remodeling contractor, let me know I may be able to able help you out with some referrals.

Trade specific ones we have more of those available as we don't keep them busy full time.  We do have one General remodeling guy that we have been using part-time that is very good. He is not cheap but he does exceptional work does it right the first time communicates well, finishes  on time.

You asked about Thumbtack, one of our partners uses Thumbtack quiet a bit,  he's used quite a few of the different web sites but he said Thumbtack has by far been the best site for him to find good Subs, that's his experience for what it's worth.

Let me know if I can be of help

@Dell Schlabach  if you have a good electrician I would love to have contact info. I hired a sub today from Thumbtack to try to sort out an electrical problem. He couldn't find it. Everything worked until a couple of contractors were working on blow in insulation and another guy was working on the  bathroom.  Somewhere something got tweeked. Half the house went out and no one can find the issue. Would also love a referral for your general remodeling guy too. I have a kitchen that needs to be put together. I called you and left a message a couple of days ago. Don't know it you got it so I will message you my phone number. Thank you tons!

@Adam Adams  To everyone who has asked, I have not found a good general contractor. I was thinking about listing tradesmen I have used and like but several I would have recommended in the past have proven to be very unreliable. I am glad I didn't put their names out there because their performance on this last project changed so dramatically and their integrity totally shot and I would not use them again or recommend. That being said, if you are looking for something in particular, pm me when you need them and if I have a recommendation I will give it to you.

@Terrence Allen Kinchen

I wish you all great success in your investing.

Go to Lowe’s or Home Depot and ask the pro desk who they continually see coming in placing orders for materials. Or go to Lowe’s or Home Depot super early ( guys are usually getting materials for jobs)

I have tremendous contact for a contractor.  He is based out of Macedonia, OH (in between Akron and Cleveland).  By far the best contractor ever worked with (Wish he was in Columbus where I am!).  Extremely knowledgeable, professional and dependable.  PM me and I'll send you his contact info since I cannot send directly on this thread.

As a professional in the H.V.A.C. Industry for 16+/- years and a part time trade school instructor for 5 years, here is my take on locating a good contractor of any trade. The show up at Home Depot early trick works in theory, but good contractors don't by retail they buy from wholesale parts houses. A lot of big box store handymen are contractors only because they couldn't keep a job for one reason or another. These are my steps for finding a local contractor. 1. Find the local union hall for the trade you need. 2. Determine when union meetings are held. 3. Find bars and taverns close to the union hall. 4.On union meeting night locate the bar or tavern with the most vehicles in the parking lot. [look for union stickers in the rear window] 5.Buy a few beers and network. These guys are the best in the business and if you can be flexable with their day job and pay cash you can get a lot of bang for your buck. For the record I am new to investing in real estate but I am the go to guy for hvac and electrical for the few investors I know in my area. I am not soliciting business, just maybe a new take on an old question.

Check out a website called Service Sold for the Cle/Akron area. You can post the job you want done, photos and measurements and the max you are willing to pay. Then Contractors will bid the job DOWN from there. You don't have to take the lowest bidder and they will have reviews posted about them that may help you pick which one you want.
