New multi-family investor from Bala Cynwyd PA

Hi all! After listening/watching dozens of podcasts, reading blogs, and lurking here on the forums, I think I'm finally ready to take some action. I'm living in Bala Cynwyd and looking to purchase duplexes/triplexes in the surrounding area.

I've found a few prospective properties (duplexes in the clifton heights area) and was wondering if anyone with experience investing there has any tips to share?

I have a decent down payment saved up, but am still in the process of assembling a team. Specifically, I need to find a real estate agent with an investor's mindset, a plumber/electrician for emergency maintenance, and (most likely) a general contractor for any issues that need fixing for U&O approval.

Any and all input is appreciated.
